Dubai Property Owners Encouraged to Join Committees for Better Community Management

Property owners in Dubai are being urged to take an active role in managing their residential communities by joining Owners committees, as emphasized by the Dubai Land Department.

The Real Estate Regulatory Agency (RERA), a division of the Dubai Land Department, has called upon all property owners in jointly owned developments to step forward and register for these committees.

This initiative is aligned with the Jointly Owned Property Law in Dubai and supports RERA’s continuous efforts to promote transparency and ensure the long-term sustainability of real estate assets in the emirate.

The Importance of Owners Committees

Owners committees are pivotal in empowering property owners, offering them an active role in shaping the management of their residential communities. These committees aim to enhance the overall quality of life for residents, ensuring comfort and satisfaction while aligning with Dubai’s visionary approach to efficient property management.

The initiative also reinforces Dubai’s commitment to fostering accountability and openness in the real estate sector, creating a robust framework for managing jointly owned properties.

Automating the Process for Easier Participation

Mohammed Ali Al Badwawi, Acting CEO of RERA, highlighted that automating the registration process is a significant step towards simplifying procedures and ensuring seamless collaboration between Owners committees and management firms.

“Owners committees form a cornerstone of Dubai’s strategy for managing jointly owned properties,” Al Badwawi stated. “They are integral to real estate sustainability, playing a key role in reviewing budgets, addressing maintenance needs for buildings and shared facilities, and offering input on service plans. These committees are more than management tools; they foster community engagement and collaboration.”

Enhancing Transparency and Efficiency

Adding to this, Mohammed Al Dah, Director of the Jointly Owned Properties Management Department at RERA, stressed that registering for these committees offers property owners a meaningful platform to participate in community decision-making.

“Owners committees are essential for safeguarding investments and promoting efficiency and transparency,” Al Dah said. “We strongly encourage eligible property owners to register, as these committees are fundamental to better project management and enhancing residents’ well-being.”

Registration Details

Property owners who wish to join these committees must meet specific criteria, including:

  • Residing in the property
  • Possessing a valid UAE ID
  • Presenting a certificate of good conduct from Dubai Police
  • Clearing all outstanding service fees

The registration period is open until January 31, 2025, with priority given to the first nine applicants. RERA will approve the members, and the final committee selections for each group will be announced in February.
